House Needs Repairs
Sell Your House As-Is in Connecticut — No Repairs, Ever
"As-is" means something different to us than it does on the MLS. A listed as-is house still gets inspected, still gets renegotiated when the inspection comes back, and still gets rejected by lenders when the problems are structural. Our as-is is literal: the condition the house is in right now is the condition we buy it in. Period.
Bad roof, wet basement, cracked foundation, failed septic, mold, fire damage, hoarding, unpermitted additions, 1962 kitchen — none of it needs to be fixed, cleaned, or even explained. We've bought houses we could barely walk through and houses that just needed too much for their owners to face. No judgment; it's what we do.
The math often surprises people. A house needing $80,000 of work doesn't just sell for $80,000 less at retail — it sells to a smaller buyer pool, sits longer, and gets beaten up in inspection negotiations. A direct as-is sale skips the double discount and months of carrying costs.
What makes this hard — and what actually helps
Financed buyers can't buy serious problems
FHA, VA, and most conventional loans require the home to meet minimum property standards. Active leaks, structural issues, and failed systems can make a house literally unfinanceable — which removes 90% of the buyer pool before you start.
Renovating to sell is a gamble with your own money
Contractor availability in Connecticut is tight, budgets overrun, and there's no guarantee the market repays the spend. Renovate-to-sell only makes sense with time, cash, and appetite for risk — the exact things most sellers in this position don't have.
The house declines faster than you can decide
Water finds its way in, systems age, and an empty house deteriorates fastest of all. Every season of waiting typically costs more than it returns.
How we handle it
- True as-is purchase: no repairs, no cleaning, no cleanout — leave anything you don't want.
- No inspection contingency and no repair renegotiation — the offer we make is the offer we close on.
- Cash means no lender property standards; condition that kills financed deals doesn't affect ours.
- Offer within 24 hours of a single walkthrough — often the only time you'll need to be at the property.
- Close in as little as 7 days, or on whatever date suits you; we cover standard closing costs.
Common questions
Is there any condition too bad for you to buy?
Almost never. Fire damage, condemned structures, hoarding, major mold, collapsed roofs — we've bought them all. If a property is truly beyond saving, its land still has value and we'll offer on that basis.
Do I have to disclose problems if I'm selling as-is?
Connecticut sellers complete a property condition disclosure (or credit the buyer $500 in lieu). Honesty costs you nothing with us — we price on our own assessment, we expect problems, and disclosures never scare us off.
Will you lower the offer after you 'inspect'?
No. We assess before we offer, and our contract has no inspection contingency. The renegotiation game some buyers play — offer high, chip away later — is exactly what we exist to replace.
What about all the stuff in the house?
Take what you want, leave the rest. Furniture, appliances, a garage full of forty years of things — it all conveys to us and we deal with it after closing.
